The CapeHauz, The Lighthauz and Keeperz Suites stand together on the seafront beside the Tun Dr Lim Chong Eu Expressway, next to Waterfront Shoppe and the Penang Waterfront Convention Centre (PWCC). The Penang Bridge is about 5–10 minutes away and George Town about 10 minutes.
George Town
Noordinz Suites is at Gat Lebuh Noordin, by Pengkalan Weld, on the doorstep of the UNESCO heritage zone and within walking distance of KOMTAR. It is sold out by the developer; ask us about sub-sale units.

Title and tenure
- The Lighthauz: residential title, freehold.
- The CapeHauz: residential title. Ask us to confirm the tenure for your unit.
- Keeperz Suites: commercial title. Maintenance charges and quit rent can differ from residential-title homes, so ask for the figures for your unit.
- Noordinz Suites: commercial title, freehold (sold out).
All three start above RM 750,000, so the first-home stamp duty exemption (homes up to RM 500,000) does not apply, and neither would the Budget 2027 proposal (homes up to RM 750,000). Our buying-costs guide shows the stamp duty and legal fees at any price.
Getting there
- Penang Bridge: about 5–10 minutes.
- George Town: about 10 minutes.
- Queensbay Mall and Bayan Lepas FTZ: about 7 km from The CapeHauz.
- Penang International Airport: about 12 km (15–20 minutes).
- LRT: the proposed Penang Waterfront station on the Mutiara Line, next to The CapeHauz.
- Bus: Rapid Penang 401E.
Which one should you pick?
- The CapeHauz if you want the widest choice of units and floors, a residential title and a Level 52 sky pool. It is the newest of the three.
- The Lighthauz if you want freehold and a 3-bedroom option. Only 62 units were left on 21 October.
- Keeperz Suites if you want the lowest entry price, or a compact studio or dual-key suite.

Which one is freehold?
The Lighthauz is freehold with a residential title. Noordinz Suites is also freehold. Ask us to confirm the tenure of The CapeHauz and Keeperz Suites for the unit you want.
Which one has the most units left?
The CapeHauz, with 433 of 590 homes available as at 21 October 2026. The Lighthauz had 62 of 663 left and Keeperz Suites 180 of 401.
Is there an LRT near the Penang Waterfront projects?
The proposed Penang Waterfront station on the Mutiara LRT line is next to The CapeHauz and within walking distance of Keeperz Suites. Rapid Penang bus 401E also serves the area.
